The Orange County Gutter Guide for Hirers
Everything to settle before you say yes to a gutter company, us included, in the order it usually comes up.

Start with the house itself
Count the stories, note the roof pitch and walk the perimeter with your phone. Photos let a gutter company price far more precisely than a postcode does. Mention overhanging trees; live oaks in particular shed leaves in spring and release catkins at about the same time (UF/IFAS Extension), which affects how tightly packed the troughs will be.
It also helps to note whether you have gutters on the whole roof or only some sections. Many Florida homes have no gutters, so partial coverage is common.
One-story, two-story and condo
A single-story house with open gutters is the simplest job, and the price usually reflects it. Two-story homes require taller ladders or roof access, and third-party estimates for the Orlando area show higher numbers for large two-story homes with heavy debris, up to around $408 at the top end (Angi). Condos and townhomes bring shared roofs and shared downspouts, which means coordination with neighbors or a board, and sometimes a single bid for several units.
Say which type you have, since it changes how the job is scoped.
Reading an estimate
A useful estimate says what is included, how the price was calculated and what could change it. Watch for vague lines such as general service. Ask whether disposal, downspout flushing and minor re-attaching are in or out, and whether there is a minimum charge.
If two estimates differ by a lot, compare the scope first. A cheaper figure often leaves something off, such as the downspouts. Prices vary between companies, and nothing on this site fixes them.
Preparing for the visit
- Move vehicles, patio furniture and potted plants away from the walls.
- Secure pets indoors.
- Unlock side gates, or tell us how to get in.
- Tell us about wasps, loose boards or a damaged fascia you know about.
- Agree on how and when payment is made.
Being present is not always necessary, but be reachable by phone in case something unexpected turns up.
HOA conditions and licensing
If your community has an association, check its rules on vendor access and paperwork. Florida's statute 720.3075 prevents an HOA from requiring a hired worker to prove licensure to enter a parcel; other conditions may still apply. For licensing in general, the contractor definitions at Fla. Stat. 489.105 do not mention gutters, yet roofing work is a regulated trade. We clean gutters and do not do roof repair, so if the job could turn into a repair, that is a separate trade. This is not legal advice.
Orange County's 2024 arbor ordinance, which does not reach HOA-controlled trees, matters mostly if you plan to trim or remove a tree (Spectrum News 13).
Timing your booking
Demand for gutter companies may rise ahead of the wet season and after a major storm, so booking early can give you more choice. Vendors often suggest a pass in spring and one in fall. After Hurricane Milton in 2024, Orange County residents were asked to report damage through 311 (Orange Observer), a reminder that the weeks after a storm can be hectic.
If roof damage is involved, deal with that first and ask us to come afterward for the gutters.
